Even though the site is 100% new build, the barns have all been designed as if the site is a conversion of old agricultural coaching barns and therefore the barns have a quirkiness to them that gives them oodles of character without the disadvantages that exist with actually converting old barns. Each barn is therefore bespoke and comes with its own unique attributes that can be matched to many different lifestyles.

The site is now open to viewing for you to see how these designs are finally blossoming into that original vision and how closely the final detail now matches those computer generated dreams.

These exclusive barns are illustrated here with a selection of bespoke designs from the Oakworth Group that have been created especially for the site. This type of bespoke designs are usually only reserved for self-builders who have the aspiration to create a desirable space with all of the non-commercially attractive features such as plenty of storage areas, open space and gallery landings. Other desirable features that are typically commercially expensive to build (and therefore usually excluded!) such as floor ceiling windows, bi-fold doors to open internal and external spaces, vaulted ceilings, timber window reveals, coloured decoration, timber windows etc etc are also all included and need to be seen to be appreciated.

These properties are also all designed to be “eco” homes utilising the very latest building innovations and technology. Each bespoke barn is serviced with heating, roadways, electricity, broadband, telephone, communal sewerage treatment and water.

These properties ooze style. The kitchen and utility rooms are hand-made units with granite throughout (yes – including the utility room!). Italian Porcelain tiles finish off the garage floor. Bathroom designs include quality porcelain and ceramic tiles with different feature walls, lighting effects and Farrow & Ball coloured decor.

The site is a rare and exclusive development with a select number of bespoke barns available each with their own unique character. The final house values range from New Farm Cottage, which is a 3 bed cottage (137 square metres) to Sparrowbank (415 square metres) for the impressive flagship barn.

The main barns benefit from a south facing garden (which is ideally sized to be large enough for outside entertaining but small enough to be low maintenance) and each have far reaching views over the Cheshire countryside and Welsh mountains.

The plots are serviced with electricity, metered LPG gas and water. The site is also not on a mains sewer, which benefits from the reduction in sewerage rates but means the serviced site plans incorporate a sewerage treatment plant that serves the whole site. The future maintenance of these arrangements will be covered by the resident’s management agreement.

Other utilities that are available within the barns include telephone and high speed broadband. The site is within reach of the village fibre for unlimited broadband provision and as such gains average speeds of 27Mb, which is unusual for rural locations. The barns also have the latest security systems which can be linked to a remote monitoring centre for added piece of mind.
